We are continually upgrading furnishings, bedding, towels and amenities to ensure our holiday home is one of the best equipped villas within the Disney area. The Master Bedroom with 6ft bed has SOUTH FACING BALCONY with LAKE VIEWS, 22” wall mounted TV with digital cable, DVD player, Hi Fi system, luxurious en-suite bathroom with large walk-in shower enclosure, roman bath, his 'n hers wash hand basins and walk-in closets. Shrek themed bedroom for children and cots (x 2), highchair, buggy, bowls, bibs and a selection melamine of children's plates and bowls are provided. Our spacious, accredited platinum 5 star home accommodates two large families thus providing two living areas, one formal lounge with classic sofas and co-ordinating dining suite and a second family room with a large screen TV. The family room has a vaulted ceiling providing a light spacious and airy feeling to the home. The family and breakfast room overlook pool and lake. Games Room has 42' wall mounted PLASMA SCREEN TV with digital cable, DVD player and XBOX 360. Luxury upgraded fittings throughout. The kitchen is fully equipped with every labour saving device. There is also a ground floor utility room housing family sized washing machine and dryer and ironing facilities. Luxury seating, crockery and utensils are provided for 12 people, for both inside and outside entertaining. We have a large galleried landing with large screen TV, DVD player, another X-BOX with games for all ages. A PC and wireless high speed internet access is provided at no extra charge. Our games room has an 8ft pool table, air hockey, soccer table, giant connect 4 and scooters. The MASTER BEDROOM is lavishly furnished with an imposing 6FT BED with BALCONY overlooking the lake with 22' wall mounted TV, DVD player and Hi Fi. En-suite has roman bath suite, large walk-in shower enclosure, WC, his / her walk in closets and illuminated vanity units. Hairdryers are provided in all bathrooms. The ground floor Queen suite has sliding doors leading to the pool deck with TV, digital cable, DVD player and Hi Fi. There are three further bedrooms one further queen suite with TV, digital cable, DVD player and Hi Fi and two twin rooms. All bedrooms have TV's (except Shrek bedroom) and double storage closets. Downstairs twin bedroom has 22' wall mounted TV. There are 2 additional full bathrooms with bath, shower, WC and an additional separate WC downstairs. We have an oversized SOUTH FACING POOL, SPA, poolside shower and screened deck OVERLOOKING A LAKE, both the POOL and SPA have UNDERWATER LIGHTING. The surrounding deck has luxurious patio seating for family entertaining and there is a large covered lanai providing shade from the all day Florida Sunshine and ceiling fan to keep you cool during the hot summer nights. Our large pool deck allows children to play safely in the shade. The pool is protected by a child security fence for peace of mind for those with small children (this can be removed). All external access doors to the pool area are also protected by alarms, once again safeguarding against any potential accidents with small children. This premium plot has fencing either side of the pool area thus offering peace privacy and tranquillity whilst viewing the local wildlife and lake. Extra lighting around the pool for evening dips in the pool and spa. An extended driveway provides off road parking for two vehicles. We welcome guests from all over the world, who regularly return to our beautiful home. For the safety and comfort of all our guests, the villa is strictly 'NO SMOKING' and 'NO PETS'. |

| What time of year do you require Pool Heating? We recommend Pool Heating between October and April. What direction does your private pool and spa face? Our private Pool and Spa are SOUTH FACING. How many golf courses are near your villa? We have over 20 golf courses within a short drive of our villa.There is a link on our website to Kissimmee Golf Course, a very popular course with our 'Golfing Guests' and highly recommended by them. Do you have a Games Room? Our Games Room has an 8ft Slate Bed Pool/Snooker Table, Air Hockey and Foosball.There is a bar table and stools also in the Games Room.We provide a set of snooker balls, so you can also play snooker as well as pool. Do you have internet access? We have an office area with a PC, printer and High Speed Internet Access.Unlimited internet access is included in rental cost. How close is your villa to Disney? We are 10 minutes from Disney. Do your rental prices include local and state taxes? Yes, all local and state taxes are included in our prices. How do we pay the Refundable Security Deposit? UK BOOKINGS - we require £200 refundable Security Deposit with final balance 10 weeks prior to holiday.This check will be banked and a check returned to the guest within 21 days after your return home. US BOOKINGS - we require a separate $330 check for the refundable Security Deposit with the final balance 10 weeks prior to vacation.This check will NOT BE CASHED, unless damage or loss is reported by our Management Company.Original check will be returned within 21 days after your return home. Can you supply a Welcome Grocery Pack? We supply a complimentary Welcome Grocery Pack with a few useful provisions.Should you require a more comprehensive pack, this can be arranged for your arrival at our home at a cost of £30 / $45.Full contents of pack available on request.This pack must be ordered at time of booking, if required and paid for with final balance.Beer and/or wine can be added to pack for a further additional charge. Can you supply a Satellite Navigation System? Yes.At the moment only to our UK guests.This can be arranged at time of booking, if required, at a cost of £35 per week.The system is pre-configured with our villa address, local restaurants, pharmacies, medical centres, theme parks and airports.In the near future, we hope to have this facitily available to our US guests. Do you have TV's in all the bedrooms? Yes - in December 2006 TV's will be installed in all the remaining bedrooms with cable.Also, in December 2006 we have having a large wall mounted Plasma Screen TV (with cable) installed in the second lounge. Changeover day - is this flexible? Yes - we do not have a specific changeover day. Late Check-Out - How much does this cost? FREE - subject to other bookings, we can offer a FREE late check-out.This has proved very popular with our UK guests with an evening flight back to the UK.Prior permission needs to be obtained from villa owner and this is subject to other bookings - 3-4 hours is required to clean the villa between guests, it's a very large house to clean! Can you provide useful information on 'things to do' in Florida? Yes - we supply all our guests with a useful list of websites for Attractions, Dinner Shows and Shopping in Florida.You can either plan some trips prior to your holiday/vacation or take advantage of our free unlimited high speed internet access in our villa. Can you help with flights, car hire and Disney tickets? Yes - For our UK guests we can obtain competitive flight and car hire quotes and advise on the best place to buy your Disney tickets safely and we can advise on airport parking and airport hotels (UK guests only).Please ask at time of booking. Is fishing permitted on the lake your villa overlooks? Yes - Fishing is permitted on the lake our villa overlooks. Is there a beach near your villa? Visit the man made beach at St. Cloud - 15 minutes drive from our villa - ideal for children of all ages.The other beach is just under 1 hour drive from our villa. |
