| The Property (in summary) includes:

Sleeping Accommodation There are 5 bedrooms and a sleeper double bed in the loft/den: Master 1 is a huge room and has a king size bed. The en-suite bathroom is also on a grand scale with a large bath and separate walk in shower. There are his and her sinks and a large walk in closet for luggage and clothes. The master suite has a large TV with a separate DVD/Video. There is also a safe in the closet of this room. Master 2 has a queen size bed and an en-suite with shower and bath and a TV/DVD combo. There is also a large walk in closet with ample storage space for clothes and luggage. Master 3 also has a queen size bed and an en-suite. It is on the ground floor with access to the pool are via the en suite so is excellent for those not wanting or able to use the stairs. There is a closet with ample storage space for clothes and luggage Twin 1 has 2 single beds and a TV/DVD Combo. The beds are Full size and are able to accommodate adult guests (it's often assumed these rooms are used by small kids only) and is decorated in a more contemporary style. There is also a large walk in closet with ample storage space for clothes and luggage. Twin 2 has 2 single beds and again caters for more grown up guests if appropriate also boasting high quality beds. Again more contemporary in style, we've avoided the Mickey mouse themed rooms here also. There is a large closet with ample storage space for clothes and luggage. Living Dining Facilities After a busy day you can relax in any of the villas 3 family seating areas. There are 2 down stairs and 1 on the 1st floor at the top of the stairs (what is known in the US as the loft). The whole of the downstairs (except the downstairs bedroom) is tiled so you don't have to worry about little ones running in from the pool area wet. Family Room The family room is attached to the kitchen with a large screen (57inch Hitachi) cable TV, and has a VCR and DVD. There is plenty of seating here a 3 seat sofa, a 2 seat and a single comfy chair. This is a good place to park/keep an eye on younger kids while preparing meals as it?s attached to the kitchen. Lounge The down stairs lounge/dining area is perhaps the most restful of the 3 lounge areas with lots of comfy seating. Loft The upstairs lounge area is huge with lots of seating, a large screen cable TV, a PLAYSTATION 2 with games. Also in the loft is a computer with broadband anytime Internet access. This also has a wireless router attached for those with their own laptops. Dining Room Several options here for formal dining and dinner parties, there's an extendable dining table laid out for 6 but could accommodate 10. Plenty of high quality flatware available. Snug Leading onto the patio area, there's a round table with 4 seats Kitchen area The kitchen sports a host of upgrades such as ceramic hob, and a huge side by side fridge with ice maker. All the utensils you would expect to be there and many you wouldn't There's bar stools <4>for those that want to sit in the kitchen and eat Lanai Outside is a high quality patio table with padded seats and can accommodate 6 placements. The lanai is a covered area (can get v hot in Florida) and has a remote control fan and light above it. Pool Area The pool is oversized and come with a spa/hot tub. The pool has a fibre optic/multi coloured system which is again controlled via a remote. Sun loungers are provided as are lots of pool towels and pool toys. There a huge gas BBQ/Grill for al fresco dining Other Stuff There's a set of high quality golf clubs there for use and a stack of toddler/baby equipment including 2 strollers, high chair booster seat and a cot/playpen |

| What are the local amenities?
There's a choice of Publix supermarkets within 3 miles of the property, a Wal-Mart is 2 miles away. A wealth of restaurants nearby and easy access to highway 4 to get you West towards Tampa, St Petersburg and Busch Gardens.There is also a Pizza,Chinese and Indian takeouts that deliver to the villa. Do you have pool heating and how much does it cost and do we really need it? Yes we do and our standard charge is £90 per week. If the stay is less than a week then the minimum is £40. Is it needed? More so in the cooler months but if you want to use the hot tub a lot you'll need it on. What is the location of the property? The villa is in the Davenport area, which is less built up and 'touristy' than Kissimmee but is still within 15 minutes of Disney at the intersection of Highway 27 & 192. Is the villa easy to get to from the airports? You can get to the property from Orlando International airport within 1/2 hr using highway 417. Another 30 mins for Sandford. Don’t forget Tampa as an option also, being close to Highway 4 and South of Orlando means Tampa is about 90 minutes away. Are you near to Disney? The Villa is 8 miles from Disney main gate, about 15 minutes Do you have a minimum stay? No we don't but if stay under one week then you will incur a clean fee of $105.00 |

| Both families had a fantastic time in the villa, and I must say that every
aspect of the place is first class in all respects. We felt right at home
from the moment we arrived and could not ask for anything more. The
facilities are first class, the décor is very tastefully done and the
television in the family room is just the job for relaxing in front of.
I would recommend the villa to any of my friends travelling to Florida and
we would certainly like to stay there again in the future. .......... I think we all agreed that the timeshare route is not for us any longer and that we would much prefer to rent your house for any future holidays in Florida.

| We thoroughly enjoyed our stay at your Villa at Xmas 2006; so much so, that we are planning to reserve the 2 week period for Xmas 2007.
All of the amenities are top of the line and our stay was more comfortable than many 5 star hotels that I have stay in.
I especially like the layout of the house because it allows each person to have their own space but also has large areas that can accommodate groups if required.
I have been coming to Florida for many years and always look for the best accommodations available in the best area. I feel that I have found both now and look forward to being a repeat customer for many years to come.

Arrived back home safe and well. Had a fantastic time. Everyone had great fun. I think my daughter may have problems with my grandson, William, 14 months, he has had everyones undivided attention for 2 weeks. When we were in the villa, we could not get him or Alice, 9, out of the pool. Alice would rather be in the pool than do anything else!!!
The villa was really special, it had everthing we needed plus more, it was perfect for us. Lots of space, yet still very homely, a beautiful home and
thankyou for letting us share it We hope you allow us to use it again when
we next visit Florida, (I hope it's not too long a wait).

| We had a great time at the house! It was very clean and was equipped with everything we would have needed including beach towels. Great house to rent and Simon and Pamela were a joy to deal with. They took great care of us and we would definitely rent from them again.

this is Megan, Liz's friend we just rented your home in Florida last week and i just wanted to drop you a quick note to say thanks-- your home is probably one of the best we have rented-- it is very well equipped and we wanted for nothing--- your thoughtfulness is evident throughout the house---from the books/magazines.movies and golf clubs even though we didn't get a chance to use them.--- if we do go down again next year we will be contacting you and anyone i know that is looking i will most definetly send them your way........... also thanks for letting us stay later on our last day... it made what is usually a sad day (leaving to go home) much more enjoyable.....

The house was absolutely magnificent. We all cried as we didn't want to leave. We really felt like it was our home away from home. It was probably one of the best family vacations we have had in a long time. There really isn't anything that could have made it any better. The location was perfect, the house itself was absolutely one that I will definitely recommend to my friends.
