This light and airy executive home nestles within a beautiful natural conservation area, surrounded by tranquil woodland and sparkling lakes (as featured recently on ITV's 'I Want That House'). It is elegantly furnished throughout, providing style and sumptuous comfort. This enchanting villa backs directly onto woodland and is southwest facing, providing the warmth of the sun from sunrise to sunset. After all of the fun and excitement from visiting the many local theme parks and attractions Orlando has to offer, why not unwind in the large heated, floodlit pool with its relaxing integral spa, which is both screened and secluded. For the golfing enthusiast, there are numerous golf courses in the surrounding area. Just 2 minutes away is the magnificent Champions Gate Golf Resort and Village, featuring a superb golf club with two signature 18 hole courses designed by Greg Norman, grocery store, drug store, 5 restaurants and hair and beauty salons. This award winning home design has been decorated to the highest standards to meet the most exacting requirements. Each room has been carefully designed to make your stay as comfortable and as relaxing as possible. LIVING ROOM The Living Room is a large carpeted, open plan room with vaulted ceiling, providing a perfect haven for you to relax and escape from the hustle and bustle of the family room. Furnished and finished beautifully, it has a Queen Size Sofa Sleeper, Armchairs, Oak Coffee tables etc. DINING ROOM This elegant formal dining area benefits from having a large vaulted ceiling and has a large Oak Dining Table with 6 High Backed Oak Chairs as its centre piece. FAMILY ROOM A bright and airy well equipped room, providing plenty of entertainment for children and adults alike. With its woodland views and patio doors leading to the swimming pool and spa, this is the perfect room in which to spend those lazy days. This room is adorned with Oak Coffee tables, a large chocolate brown Leather Sofa and 2 matching Leather Loveseats, thus providing guests with ample seating. At its heart there is a large Entertainment Centre housing the very latest 32” Cable HDTV, Multi Region DVD, Hifi, X-Box and a selection of DVD’s, CD’s and Games. NOOK/BREAKFAST ROOM The nook which adjoins both kitchen and family room offers an area for informal dining and general recreation. There is also a Breakfast Bar with Stools. KITCHEN WITH SEPARATE UTILITY ROOM Fully fitted Designer Oak Kitchen, providing everything for a budding chef or the reluctant cook - cooking should be a breeze! There is a Glass-top Range, large Refrigerator, Ice-maker, Microwave, Dishwasher, Washing Machine and Dryer. MASTER BEDROOMS 1 AND 2 First, there is the Owner’s Suite. This Havana style Master Bedroom is a very spacious and inviting room, adorned with rich, warm furnishings for the discerning master. It has a King Size bed, Accent Armchair, Vaulted Ceiling, 19” Cable TV and has an equally large Walk-In Closet and en-suite bathroom. The en-suite bathroom has a Large Bath, Double Vanity Unit and separate Shower. This room also has a separate Wet Area with direct access to the pool area. The second large Master Bedroom is located conveniently away from the hustle and bustle of the living areas, at the end of a long hallway. This bright and airy room has a Queen Size bed, 19” Cable TV and is beautifully furnished with light oak bedroom furniture, befitting for any queen. The en-suite bathroom offers a large Walk-In Shower and Sink with Vanity Unit. BEDROOMS 3 AND 4 Both are Twin Bedrooms and are beautifully appointed. Bedroom 3 has white raffia style furniture, whilst Bedroom 4 has American white cottage style furniture. These fresh, bright rooms are conveniently located away from the hustle and bustle of the main living areas, making them ideal for young children, but are decorated in a style which will appeal to both adults and children alike. The main bathroom services both twin bedrooms and has a Full Length Bath with Integral Shower and Wash Basin and Vanity Unit. POOL AND SPA Our villa has a large 30 x 15 ft Fully Screened Pool and an Integral Spa, both of which have Underwater Lighting, making it ideal for those moonlit swims. The pool is also SW facing and both the Pool and the Spa can be heated. The pool deck has been greatly extended, providing plenty of room to laze around on the Reclining Sun Loungers and to relax under the warmth of the sun. There is also a Lanai (covered patio) with a Patio Table and Chairs, for those of you who enjoy alfresco dining away from the heat of the sun. | What is the maximum number of guests allowed in the Villa? Fire regulations allow for 10 occupants in the villa. Only people named on the booking form are allowed to stay in the property. There are a total of 4 bedrooms and a large Queen sized sofa bed in the Family room. Is the villa Air-Conditioned? Yes! The Villa is fully Air Conditioned throughout and heated if required in the winter. How far away is the Airport? Orlando is 30 minutes way, Sanford is 50 minutes away. Is smoking or are pets allowed in the Villa? For the comfort and safety of all guests smoking is not allowed within the villa, which is fitted with smoke detectors, but guests can smoke outside or on the screened patio area. No pets are allowed. How far away are the main attractions? The villa is only 10 minutes away from the main entrance of Walt Disney World. Sea World is around 25 minutes away, and Universal Studios 35 minutes away. There is a great selection of shops (including a Publix Supermarket), boutiques and restaurants just 2 minutes away. Designer outlets and shopping malls are within a 30 minute drive. There are also around 38 Golf Courses also within a 30 minute drive. Busch Gardens can be reached in around 45 minutes, and the beaches of the Gulf Coast and the Atlantic coast are just 1 hour away. Does the pool back on to other properties? No! The villa backs on to a wooded conservation area. How do we locate/enter the property? We will provide you with all details of the villa location, including maps and driving instructions, the telephone number of our Management Company, and other general information, 3 weeks before your departure. You will also then be given the keyless entry code for the front door to the villa. How can I pay? With either a Ł or US $ Cheque. Alternatively by Internet Bank transfer (details on request) or by Credit Card via PayPal (4% charge will be added). Receipts will be issued for all monies received. Will we have to bring bed linen/towels with us? The villa is fully equipped for all your likely holiday requirements. Plenty of Bed linen and towels are provided. However, we do ask that towels are not removed from the villa and pool, and therefore you are requested to bring your own beach towels if you intend to visit the local water parks or beaches. What entertainment is provided? There is a large cable HDTV in the Family area, with two further 19 inch cable TV's in both of the Master bedrooms. Also located in the Family Room, is an X-Box with a selection of games, a multi region DVD player, a high-end hi-fi system and a selection of board games. The DVD player will play truly play all DVD's from anywhere in the world, so bring along your favorites! In the games area, there is a full size pool table with all the necessary equipment, a table tennis table (with bats and balls), and a soccer table (fuss-ball). Is the Pool or Spa heated? These can both be heated on request for the additional cost as indicated in the Weekly Rental Charges. We would recommend pool heat from October through to April. What are the Pool safety features? The pool is completely enclosed, and therefore can only be entered from inside the Villa or from the gate on the side. It is covered with a fine mesh screen that keeps the insects out, but in no way affects getting a good sun tan! There is also a 4 ft high safety fence, which fits along the edge of the pool and is quick and easy to install or remove. It is recommended that this fence is kept in place when young children are present in the Villa. Are there any medical services locally? The local pharmacy is just 2 minutes away. Details of Doctors and the nearest Hospital are contained in the Welcome Book kept in the Villa. For those minor injuries, we have also provided two medical kits for you to use.Additionally, if you require any further help or advice, then please do not hesitate to contact our Management Company, who will be pleased to assist you. What services are provided? The house is professionally cleaned prior to your arrival and the pool and gardens are tended to weekly.We also provide a complimentary Welcome Pack, which provides you with some essential provisions for the first few days of your stay. What about child facilities? A Cot and a High Chair are provided free of charge. Who do we contact for questions and those little emergencies? We have employed a professional (24hour/7 days a week) Management Company to look after your every need. What about making telephone calls? ALL Local calls are FREE during your stay. All Non U.S. guests will also be supplied with a complimentary phone card providing hours of International & long distance calls.There are no added fees, no hidden costs, just our way of helping you enjoy your vacation. |
